Amenidades (Amenities)ah-meh-nee-DAH-des

Amenidades are shared features and services in a condominium or residential development—pools, gyms, beach clubs, rooftops, concierge, security—that add lifestyle value and support rental demand but also drive monthly maintenance fees (cuota de mantenimiento).

How it works

In Mexico a condominium divides property into private units and common elements, with the constitutive deed and bylaws setting use of amenities and how fees are calculated. Riviera Maya developments typically offer pools (infinity, family or lap pools), fully equipped gyms, 24/7 security, underground parking, beach club access, rooftops with bars and sun decks, coworking spaces, yoga areas, sports courts (paddle, pickleball), kids clubs and concierge service. Greater number and complexity of amenities leads to higher monthly maintenance fees. Amenities add resale and rental value when they are used, maintained and respond to real demand in the zone; luxury amenities with low usage add less value than they cost over time. Buyers and investors should verify which amenities are included, their condition, usage rules in the bylaws, and the resulting HOA fee before purchase.
