Riviera Maya real estate FAQ

Short answers to the questions buyers and renters ask us most often. For the full picture, read the guides or look up terminology in the glossary.

Common questions

Yes. Foreign nationals can own residential property anywhere in Mexico. Because the Riviera Maya sits inside the coastal restricted zone, foreign buyers hold residential property through a fideicomiso (a renewable 50-year bank trust) or, for commercial or rental-business use, through a Mexican corporation. Both routes give full rights to use, renovate, rent, sell and inherit the property.

Rules vary by municipality, by condominium regime and by your own tax residency. Confirm your situation with a notario público and an independent Mexican attorney or accountant before you sign or transfer funds. You can find qualified professionals in our services directory.
