Yes, for residential property bought in your own name. A fideicomiso is a bank trust in which a Mexican bank holds title and you are the beneficiary. It lasts up to 50 years and can be renewed, and it needs a Foreign Ministry (SRE) permit. Banks charge a setup fee and an annual fee. The alternative is a Mexican company, which mainly suits commercial or rental-business use.

Buyer closing costs in Quintana Roo usually total about 5%–9% of the price. The largest item is the municipal acquisition tax (ISAI): 3% in Cancún (Benito Juárez) and Cozumel, and 4% reported for Tulum. Add notary fees, registry fees, an appraisal and fideicomiso setup costs. Realtor commissions are normally paid by the seller and carry 16% IVA.

What are the hurricane and sargassum risks for buyers?

Both are real. The Atlantic hurricane season runs June 1 to November 30, and Hurricane Beryl made landfall near Tulum as a Category 2 storm in July 2024.
