Question 1

Is Puerto Morelos safe?

Accepted Answer

Puerto Morelos is generally considered one of the calmer towns on the Riviera Maya. The US State Department rates Quintana Roo at Level 2, "Exercise increased caution," the same as Mexico overall (May 2026 advisory). SESNSP data showed state homicides in March 2026 about 74% below 2024, and the municipality added drones and patrols in 2026. Use normal precautions: secure housing, registered taxis and no street drug purchases.

Question 2

Is Puerto Morelos a good place to buy property?

Accepted Answer

Puerto Morelos is a good buy for people who will live in or regularly use the property and can hold it five years or more. It has less oversupply than Tulum and is about 20 minutes from Cancún airport, but resale is slow, estimated at 6–18 months. Vacation rentals averaged about 52% occupancy in the year to September 2026. Buy finished units with clean title and verified environmental permits.

Question 3

Can Americans buy property in Puerto Morelos?

Accepted Answer

Yes. Americans, Canadians and other foreigners can legally own residential property in Puerto Morelos. Because the town is within 50 km of the coast, in Mexico's restricted zone, foreigners hold title through a bank trust called a fideicomiso, or through a Mexican company for commercial use. A notario público checks the title and registers the deed. Avoid ejido land that has not been converted to private ownership.

Question 4

Do I need a fideicomiso in Puerto Morelos?

Accepted Answer

Yes, if you are a foreign individual buying residential property. Puerto Morelos lies inside Mexico's coastal restricted zone, so a Mexican bank holds title in trust with you as beneficiary. Published estimates put setup at about US$1,500–4,000, including the SRE permit, and annual bank fees at about US$400–700. The trust can be renewed and lets you sell, rent or pass the property to heirs.

Question 5

How much are property taxes in Puerto Morelos?

Accepted Answer

Property tax (predial) in Puerto Morelos is low. The municipal Hacienda Law sets about 2.45–2.8 per thousand of the cadastral value for built urban property, and cadastral values are usually well below market price. Paying the full year by January 31 can earn up to a 25% discount, and up to 15% through February. Buyers also pay a one-time 3% acquisition tax (ISAI) at closing.

Question 6

How much does a condo cost in Puerto Morelos?

Accepted Answer

It depends on the side of Highway 307. Maya Ocean's August 2026 data puts beach-side one-bedrooms at about US$185,000–320,000 and two-bedrooms at about US$280,000–600,000. Town-center one-bedrooms run about US$160,000–240,000. West of the highway, in developments like Villas Morelos, Alborada and Selva Escondida, two-bedroom resale condos listed from about MXN 1.15M–2.5M (~US$68,000–147,000) in October 2026.

Question 7

Puerto Morelos vs Tulum: which is better for buyers?

Accepted Answer

Puerto Morelos suits buyers who want a quiet, low-rise town about 20 minutes from Cancún airport, with less oversupply. Tulum offers far more inventory and bigger discounts after its condo boom, but more price risk and weaker vacation rental occupancy, about 46% versus 52% in Puerto Morelos (AirDNA). Puerto Morelos resale is slow, so it favors long holds. See our Tulum guide to compare.

Question 8

Are long-term rentals available in Puerto Morelos?

Accepted Answer

Yes, but supply is limited and good units rent quickly. In October 2026, two-bedroom houses and condos west of the highway, in Villas Morelos, Alborada and Selva Escondida, asked about MXN 11,000–17,500 a month. A house with a pool on the Ruta de los Cenotes asked MXN 33,000, and beach-area apartments far more. Expect one-year contracts and a deposit. Browse Puerto Morelos rentals .

Question 9

What are closing costs in Puerto Morelos?

Accepted Answer

Budget about 5%–7.5% of the purchase price. The largest item is the 3% acquisition tax (ISAI) set in Puerto Morelos's Hacienda Law. Notary and public registry fees add roughly 2%–4%, plus appraisal, permits and, for foreigners, fideicomiso setup of about US$1,500–4,000. Sales commissions are usually paid by the seller. Ask the notario for a written estimate before signing the promise agreement.

Question 10

What is the cost of living in Puerto Morelos?

Accepted Answer

A couple can live modestly for roughly US$1,200–1,700 a month, based on an International Living sample budget from 2022, though rents have risen since. Two-bedroom long-term rentals inland now ask about MXN 11,000–17,500 (roughly US$650–1,030). Electricity runs about US$75–300 depending on air-conditioning, and internet US$35–65. Living near the beach costs much more. Specialist hospitals are in Cancún and Playa del Carmen.
