Baño Completo / Medio Baño (Full Bathroom / Half Bath)BAH-nyoh kohm-PLEH-toh / MEH-dee-oh BAH-nyoh

A baño completo (full bathroom) contains a toilet, sink, and shower or tub; a medio baño (half bath or powder room) contains only a toilet and sink. Real estate listings in Mexico count them separately.

How it works

When searching for property in Mexico, bathroom counts appear as two numbers: baños completos and medios baños. A listing showing "2.5 baños" means two full bathrooms with all fixtures plus one half bath. The distinction affects property value and functionality. Full bathrooms serve bedrooms and support bathing; half baths typically sit near common areas for guest convenience. Appraisers and buyers consider a two-bedroom property with two full baths more valuable than one with one full and one half bath. Some older listings may show only total bathroom count, but most current PropertyMex listings specify each type. In vacation rentals, full bathroom count directly impacts permitted occupancy and nightly rates. Renovation or construction costs differ significantly: in Mexico as of November 2026, adding or renovating a medio baño typically costs MXN 15,000 to 45,000, while a baño completo ranges from MXN 40,000 to 200,000 depending on size, finishes and whether plumbing is relocated.
