How it works

In Mexico, closing costs typically range from 4 to 8 percent of the purchase price as of November 2026. The buyer pays these costs, which cover the acquisition tax (ISAI or ISABI), notario público fees, public registry recording fees, appraisal and various certificates. In Quintana Roo municipalities such as Cancún (Benito Juárez), Playa del Carmen (Solidaridad), Cozumel and Tulum, the state acquisition tax (ISABI) is 3 percent of the property value. Notary fees range from 1.0 to 2.5 percent of the transaction value. Registry fees add 0.1 to 0.3 percent.

Foreign buyers purchasing coastal property in the restricted zone pay additional one-time costs: fideicomiso setup and the SRE permit (MXN 19,950, resolved in 5 business days according to SRE). Residential appraisals cost MXN 3,000 to 8,000 for properties under MXN 5 million. The entire process from offer acceptance to final registration typically takes 30 to 45 days.
